The Belle Isle master plan incorporates a high-end 18-hole golf course integrated into the natural 410-ac. setting along with the carefully planned residential neighborhoods that contain spectacular home sites among the heavily forested stands of native trees and open fields of grasses. The only trees to be removed will be those essential to creating a buildable site. The use of native plants along streetscapes, buffer zones and landscaping treatments of home sites will be encouraged to promote biodiversity and stewardship while also creating corridors of food and shelter for native wildlife found in Belle Isle. Neighborhoods comprised of the three distinct home types are site-selected by natural topography and/or naturally occurring vegetative screens. With few exceptions, each homeowner will enjoy an encompassing view of the golf course, the waters of Old Hickory Lake or the natural woodlands and fields unique to Belle Isle. Carefully selected landscaping materials create buffering between each home site, providing a sense of privacy and seclusion. Landscaping plans for all golf-side residences contain vegetative screens that attain opacity (screening) of 80% in the required rear-yard buffer zone to mask the homes just beyond. The intent is that a person on the golf course should not be able to see a home or any pertinent structure of the home as they walk along the direction of play. Viewsheds from the home will be provided at angles exceeding 90° from the direction of play on the course so the homeowner may enjoy a golf course view without disturbing the experience of the golfer.
